The layout enframes the central landscape. It strengthens the typical landscape of the marshes and increases the retention area.
Along the IGS (International Garden Festival) promenade to the east tower-like piled up family homes and pontoon houses develop. The closed water circuit of the settlement becomes visible by the constructed wetland and the Water-Wind-Tower.
To the west housing clusters are located on dwelling mounds. To the south a closed row of multifunctional buildings housing communal facilities develop. All components will be built according to passive house standards. An integrated and self-sustaining energy scheme characterizes the housing development.
